Summary
The applicant is requesting for the approximately 14.794-acre property to be rezoned from General Business 1 (GB1) to Retail (R). The subject property is located at 2516 East Wells Branch Parkway at the northern corner of East Wells Branch Parkway and East Pfennig Lane, east of Immanuel Road. The subject property is a total of approximately 22.533-acres, 14.794-acres of which are proposed to be rezoned to Retail (R). The remaining portion of the subject property is not included in the rezoning request and would maintain the General Business 1 (GB1) zoning designation.

Strategic Plan:
Staff finds the proposed rezoning application meets the Economic and Infrastructure goals of the City's 2021-2025 Strategic Plan, including creating a fiscally-sustainable city with a high quality of life, and preparing robust, resilient infrastructure.

School District:
The residential land use was communicated to the district representatives during the standing monthly meeting. No concerns about the rezoning or proposed residential land use were stated or received from the district representatives.

Staff Recommendation
Staff recommends approval of the proposed rezoning from General Business 1 (GB1) to Retail (R).

City Attorney has approved the ordinance as to form.
