Title

Discuss and consider action approving two proposed 10' wide public utility easements for water and wastewater extension of City of Pflugerville Public Utilities through the PCDC's 17.8-acre tract to a 86-acre tract owned by EastGroup located south of the One Thirty Business Park at Cameron Road.

Summary

PCDC has prepared and submitted a Preliminary Plan to the City for public improvements proposed for the 17.8-acre tract on February 12, 2024 and is preparing to submit a plat to subdivide the 17.8-acre tract. The tract will be divided into four pieces including an approximate 10.8-acre tract, a 2.6-acre tract, a 1.4-acre detention pond serving the 17.8-acres, and 2.6-acres dedicated to road right of way. PCDC has been coordinating closely with the owners of the two tracts of land who are concurrently working to develop their 44-acre and 86-acre tracts, respectively.

EastGroup is currently developing an 86-acre tract located south of PCDC’s 17.8-acre tract and which is adjacent to Cameron Road where Impact Way will form a future intersection with this road. EastGroup is approximately 6 months ahead of the PCDC tract in developing plans and/or obtaining agency approvals to begin construction. EastGroup is requesting a proposed 10’ wide public utility easement for a waterline and a proposed 10’ wide public utility easement for a wastewater line for these public utilities in order to extend service to their 86-acre tract.

EastGroup’s proposed 10’ easement alignments will follow the finalized public right of way through PCDC’s 17.8-acre tract will be created by the forthcoming subdivision/platting process.
