Summary
The applicant is requesting a Specific Use Permit (SUP) to allow for the Office/Warehouse use within the Urban (Level 4: CL4) zoning district. The project will is proposed to be located at 19241 Wilke Lane at the southwest corner of SH45 and Huntingtower Castle Path. The applicant has requested a specific use permit for an office/warehouse use which is defined as:
A building, or a portion of a building which is a structurally separate and functionally distinct unit, primarily devoted to storage, warehousing and distribution of goods, merchandise, supplies, and equipment. Accessory uses may include retail and wholesale sales areas, sales offices, and display areas for products sold and distributed from the storage and warehousing areas.
The project proposes to construct two buildings totaling approximately 71,000 square feet consisting of 49 office/co-warehouse units. The project is intended to serve start up/flex space for businesses from retail to technology development. The project’s southern boundary is the northern boundary of the Highland Park North Neighborhood. Due to the proximity to residential, the project will be installing a 50-foot landscape buffer to assist in shielding the residential development from the proposed project. If approved, the project will be required to seek additional entitlements (i.e. subdivision, site development and building permits) in order to construct their project. During that time staff will continue to ensure compliance with the Unified Development Code (UDC), including requirements for traffic impact, lighting, noise, circulation, landscaping and parking.
At the June 24th City Council meeting, Council requested renderings for the project to ensure that the site fit architecturally with the community. The applicant produced renderings that are attached for reference.

Staff Recommendation
Staff finds that the request for the Office/Warehouse use complies with all the approval criteria of the Specific Use Permit and that it meets the intent of the Comprehensive Plan and the Urban (Level 4: CL4) zoning district.
Staff recommends approval of the SUP request with the following conditions:
1. Height Limitation 30'
2. Requires two (2) buildings, to be oriented as provided in the concept design
3. Structure(s) to provide for multiple tenant spaces
4. No outside storage
5. No 18-wheeler parking
