Title

Discuss and consider action to approve a resolution changing the name of Pinyon Pine Lane in the Falcon Pointe Section 13, Phase C subdivision.

 

Summary

The Falcon Pointe Section 13, Phase C final plat was approved in October 2014, and included a small segment of street with the name of Pinyon Pine Lane. While the street name technically met the database selection process, the Emergency Services division of the Police Department has indicated the name sounds too similar to the existing Pinon Pine street name found in the Park Place at Heatherwilde subdivision. In order to prevent confusion and potentially alleviate future health and life safety concerns, Pinyon Pine Lane is proposed to be renamed. Staff is working with the residents to determine new name for the roadway.  The proposed name will be presented during the Council meeting on Tuesday.  

 

If approved, the name change will only affect the street name portion of the street address and will not affect the street number sequence. The street name change will affect ten total lots consisting of one landscape lot and nine single family lots. Based on information from Newland Communities, four of the lots have already been sold to new homeowners and three are under contract with closings anticipated on Nov. 30, 2015, Dec. 1, 2015, and Jan. 1, 2016. Courtesy notifications have been sent, letters will be sent to all affected parties, and additional assistance will be provided to address paperwork concerns.  Staff has been in contact with a title company and understands there are to be no costs associated with title work however, there may be costs related to updating of driver's licenses and similar paperwork and therefore the City Manager authorized a credit of up to $100 for each resident for legitimate documented expenses.

On November 10, 2015, Council moved to table this item in order for staff to provide further consideration to additional street name options as well as research any cost to the homeowners associated with the name change.

On November 17, 2015, Council moved to table this item in order for staff to work with the neighborhood on selection of a new street name.

 

Staff Recommendation

Approve the street name change from Pinyon Pine Lane.
