Approval of a Revised Preliminary Plan for Phase VI of the Villages of Hidden Lake subdivision; a 5.51-acre tract of land out of the George Martin Survey No. 9, Abstract No. 529, in Pflugerville, Texas. (PP1008-01)

 

Summary

LOCATION:

The property is located generally southwest of the Hidden Lake Crossing and Silent Harbor Loop intersection in the Villages of Hidden Lake subdivision.

 

ZONING:

The property is located in the ETJ and not currently zoned, but is governed through the Pflugerville East Development Agreement.

 

Analysis

The proposed revision is a reconfiguration of unimproved property originally planned for commercial development on the original preliminary plan approved in 2002. In 2005, the developer conveyed the southwest corner (1.994 acres) to the City of Pflugerville, removing the commercial component. In 2007 a revised preliminary plan for Phase 6B was approved to reconfigure 2 townhome lots to 119 single family and 3 open space lots. 

 

The proposed preliminary plan revision for Phase 6B-1 is associated with a land swap between the developer and the City of Pflugerville for the Becker Farm road extension. The proposed revision reconfigures a previously approved cul-de-sac and adds 9 single family homes and 1 open space lot. 

 

INFRASTRUCTURE IMPACTS: 

 

Transportation:                                            The proposed subdivision will obtain vehicle access from Silent Harbor Loop and Hidden Lake Crossing. A hike and bike trail continues to be proposed along Hidden Lake Crossing providing pedestrian connection to the subdivision’s amenity center.

 

Traffic Impact:                                            The proposed revision with additional lots will not adversely impact traffic within the subdivision.

 

Water and Sewer:                     Water and wastewater will continue to be provided by the City of Pflugerville per the Pflugerville East Development Agreement.

 

Parks:                                                               The total amount of parkland required for the entire Villages of Hidden Lake subdivision with the proposed additional lots is 12.75 acres. A total of 13.24 acres of parkland have been conveyed.

 

Staff Recommendation

Staff recommends approval of the revisions to Phase VI outlined as Phase VI-B1 within the Villages of Hidden Lake Revised Preliminary Plan.
