Summary
The subject property is located generally northeast of the North Heatherwilde Blvd and Cane River Blvd intersection. The preliminary plan is intended to establish two (2) residential lots and 686 feet right-of-way expansion of William Anderson Drive. All improvements within the site will be private and reviewed by City Staff in the Site Development process in accordance with the Unified Development Code.
Parkland fees will be calculated and paid at the time site development. This development is anticipated to include 152 single family- detached condos.

The final plat meets the minimum state and local requirements, staff recommends approval.
