Summary
When the Corridor regulations were established in 2007, emphasis was placed on development regulations that would create more traditional neighborhood design (TND) elements including smaller lot and block standards thus creating more street connectivity and the promotion of pedestrian friendly developments. While the intent of the ordinance was to establish building form standards tied to zoning regardless of the proposed land use, the Corridor ordinance incorporated a land use matrix calling out specific uses permitted by right, conditionally, Special District, or prohibited, effectively creating a hybrid. Light Industrial land uses were to be permitted only in Corridor Urban Level 4 by Special District. The idea was to set aside CL5 zoning as urban centers for office, retail, and vertical mixed use developments. At the same time, the City was determined to bring more employment opportunities to the community typically accompanied by industrial development. Therefore, the City established a Special District selective process in which proposed light industrial development would be vetted on a case-by-case basis. As light industrial development pressure increases in the Corridor, the City may need to readdress the zoning ordinance and the development regulations associated with this use.

Prior City Council Action
At the October 12, 2011 meeting, City Council approved the ordinance on first reading.
