Approving a request for a variance to Section DG8.1C of the Engineering Design Guidelines to allow the installation of a pole mounted transformer to serve portions of the Windermere Centre III Subdivision, also known as 15812 Windermere Drive, a 4-acre commercial use development by Ridge Hill Investments, Inc. located on Windermere Drive approximately 400-ft north of Pecan Street.

Summary
Ridge Hill Investments, Inc. has submitted a variance request for Section DG8.1.C of the Engineering Design Guidelines. Per Section DG8.1.C “All Electrical, cable, television, and telephone support equipment (transformers, amplifiers, switching devices, etc.) necessary for underground installations in subdivisions shall be pad mounted or placed underground in a public utility easement rather than a right-of-way”. 15812 Windermere Drive has an approved site plan and currently has 2 of 4 buildings existing onsite, with the existing buildings currently being served by transformers mounted on existing power poles. The developer is requesting that transformers to service new buildings onsite be allowed to be installed on adjacent power poles due to site layout constraints. Oncor Electric Delivery requirements state the transformer pad be a minimum of 20’ x 20’ and located outside of any existing designated easement. With the developer following these criteria and to avoid a conflict with an existing ATMOS Gas easement, the proposed pad location would be situated within the designated fire lane on the approved site plan. After conducting a staff site visit, the proposed buildings in conjunction with existing topography of the site are anticipated to block the view of any new pole mounted transformers.
