LOCATION:
The property is located generally northeast of the Drifting Meadows Dr. and Murchison Ridge Trail intersection in the north section of the Falcon Pointe subdivision.
ZONING:
The subject property is zoned Alternative Land Use Regulation (ALUR).
ANALYSIS:
The proposed Preliminary Plan was previously part of Falcon Pointe #2, known as Section Four-South, which has expired. No changes in lot layout or street configuration are proposed. The proposed Preliminary Plan will enable the applicants to move forward with final platting this area. No further dedications are required.
INFRASTRUCTURE IMPACTS:
Transportation: The proposed subdivision will obtain vehicle access from Murchison Ridge Trail.
Traffic Impact: The proposed subdivision will not have further impact to the road infrastructure.
Water and Sewer: Water and wastewater will continue to be provided by the City of Pflugerville.
Parks:
Parkland was allocated in the original Preliminary Plan #2. Parkland within the Falcon Pointe subdivision has been dedicated throughout the other phases of the development and approximately 11 acres remains to be dedicated.
