Summary
The proposed subdivision consists of 18.739 -acres of land located generally east of FM 685 and north of Murchison Ridge Trail in the Falcon Pointe subdivision. Lot 1 is located along the east side of FM 685 and north side of Murchison Ridge Trail. The subdivision is zoned Falcon Pointe Planned Unit Development District (PUD) which allows for a mix of land uses. Lot 1 contains the Point of Grace Church on the southern portion and the northern portion is undeveloped. The developer has proposed to replat the current Lot 1 in order to establish two lots and enable transfer of the new lot, Lot 1-B, to a separate property owner.
Staff Recommendation
The Replat meets all state and local requirements and staff recommends approval.
