Authorizing the City Manager to execute a warranty deed accepting the conveyance of real property to the City of Pflugerville, to be dedicated as public parkland, legally described as Lot 40, Block A, Falcon Pointe Section 14 Subdivision.
 
Summary
Per the Unified Development Code, public parkland is required to be conveyed by a warranty deed to the City of Pflugerville with acceptable evidence of clear title.   The subject lot satisfies the public parkland requirement for the single-family lots proposed within the southern tract of Falcon Pointe including Section 14 and 16 final plats. There is a separate agenda item to include this lot within the parkland license agreement for private maintenance by the Falcon Pointe Homeowner's Association (HOA).

Fiscal Impact
The City will be responsible for maintenance of the dedicated parkland no sooner than May 15, 2023 per the executed license agreement.
