Title

Approving an Amending Final Plat for Shops at 685, Phase 1 a 6.682-acre tract of land out of the T.G. Stuart Survey No. 1, Abstract No. 689 in Pflugerville, Texas.  (FP1503-01(R1))

 

Summary

The proposed plat is located generally northwest of the FM 685 and E. Pflugerville Pkwy intersection, along the west side of FM 685. The proposed amending plat provides minor adjustment to the original platted subdivision lot lines resulting in minor adjustments to lot areas, and a reduction in the amount of right of way dedicated along FM 685 for the turn lane proposed in the original plat, as a result of additional survey information found by the engineer at time of construction. Separate of the minor survey adjustments to the lot lines, no additional amendments are proposed with the amending plat. The plat reflects the same configuration as approved in April 2015, containing three lots with frontage along FM 685, and a new north/south public road that will connect to Town Center Drive to the north.

 

Staff Recommendation

The proposed subdivision meets the minimum state and local requirements for an amending plat and staff recommends approval.
