Consider approval of a waiver request for the exterior building material requirements for the Renewable Resource Consultants Office located in the Pflugerville Renewable Energy Business Park.
 
Summary
The property located at 3712 Helios Way consists of Lot 1 of the Renewable Energy Park Subdivision and is zoned Urban Level 5. The site plan for the Renewable Resource Consultants Office, which will occupy the lot, is currently under review. Through the review process, Staff determined the building accent materials proposed exceeded the limit permitted by the Unified Development Code. Per the Code, a maximum of 15% of all exterior walls on the first two stories may be accent materials. Permitted accent materials include architectural concrete block, stucco, exterior insulation and finish systems (EIFS), Hardiplank or similiar materials, and sealed and painted concrete block. The building elevations are currently showing 40%-70% of the materials as accent materials. While this percentage exceeds the allowable limit, the building appears to be meeting the intent of the UDC.

Staff Recommendation
The percentage of accent materials proposed is considerably higher than what is permitted under the Unified Development Code. Taking into consideration the innovative approach to the design and materials used and the consistency with the overall development, staff recommends approval of the waiver request allowing an excess of 15% building accent material.
