Summary
The applicant has requested the Subdivision Waiver for Subchapter 15.16.5 (G) to not provide a 20 foot landscape lot between a residential lot and an arterial level street.
The overall development, once completed, will be in the Hutto ETJ. The extension of Rowe Lane is the only portion of the subdivision located in the City of Pflugerville ETJ. Williamson County is requiring that Rowe Lane be built to WIlliamson County Standards. Williamson County is requiring 120-feet of Right-of-Way and a landscape lot is not required. The applicant is able to provide the full 20 feet for the landscape lot on the western potion of the extension but on the eastern portion of the extension. Per the 15.15 of the Unified Development Code if the an applicant can not comply with Unified Development Code, they may pursue a subdivision waiver that can be considered by the Planning and Zoning Commission.

*Subchapter 15.16.5 (G):

G. Within residential developments, a landscape lot or landscape easement shall be required between any residential lot or residential component of a condominium or mixed-use structure with individual residential units and an arterial street when any conforming side or rear lot line of the subject lot or structure is generally parallel to the arterial street. The landscape lot or easement shall have a minimum depth of 20 feet at all points as measured from the arterial right of way edge.
