Approving a conditional purchase agreement and associated conveyance documents between Venkie Property I LLC (Parcel 4) and the City of Pflugerville as necessary to acquire real property interests for the 15 Inch Northwest Wilbarger Wastewater Line Extension Project, and authorizing the City Manager to execute the same.

Summary
This agenda item requests approval of a conditional purchase agreement and associated conveyance documents between Venkie Property I LLC (Parcel 4) and the City of Pflugerville as necessary to acquire real property interests for the 15 Inch Northwest Wilbarger Wastewater Line Extension Project and authorize the City Manager to execute the same. The project includes approximately 1,900 LF of new wastewater line extending from an existing connection located on the west side of SH 45 and SH 130 to provide service to the area northwest of the highway interchange on SH 130 and SH 45 within the Wilbarger Drainage Basin, as identified in the City’s 2023 Wastewater Master Plan Update.

This purchase agreement with Venkie Property I LLC in the amount of $195,297 was negotiated based on an appraisal obtained by the City for the required Temporary Construction Easement and Wastewater Easement, and is subject to City Council approval. This acquisition represents one of four easements required for the project. Of the remaining easements, two are still under negotiation and one is in the closing process, with completion of all acquisitions anticipated by the end of the year. The agreed amount is within the total project budget of $1,900,000.00.

Approval of this item will authorize the City Manager to execute the temporary construction easement, wastewater easement and associated conveyance documents necessary for formal conveyance of the real property interests.

This item supports the Residential and Node Development pillar of the Strategic Plan, as well as the adopted Wastewater Master Plan.
