Approving a Second Amendment to the New Cele Development Agreement between Verona Development, Inc. and the City of Pflugerville, Texas and authorizing the City Manager to execute the same.

 

Summary

New Cele Development was established in 2004 and is now more commonly referred to as the Verona Subdivision.  Verona is located on the southside Cele Road across from Cele Middle School property.  The development agreement for this property was established in 2004 and provided for the development of a single family community with a small neighborhood oriented commercial tract.  A preliminary plan approved in 2014 established 324 single family lots and one (1) commercial lot.  Through the review of the preliminary plan it was identified that prior to pursuing final plats and building permits the development agreement should be updated to further clarify expectations of setbacks and lot design standards within the development.

 

The proposed amendments include: Clarification the setbacks for residential lots will meet the standards for the Single Family Residential (SF-R) zoning district; Clarification of lot depth requirements permitting 120' lot depth to be consistent with the approved concept plan with the exception of seven (7) specific lots which will be permitted to have an alternate lot depth as provided for within the approved preliminary plan; and Clarification of the project description to reflect more specifically the numbers and acreages for parcels as depicted in the concept plan and more specifically outlined in the preliminary plan.
