Summary
The final plat proposes to establish a 29.762 acre lot intended for multi-family use. The remaining acres will be utilized for Public Utility Easements, Electrical Easements, Drainage and Detention and Right-of -Way for the expansion of E Pecan Street. Water and Wastewater will be provided by the City of Pflugerville. On December 9, 2021 the Parks and Recreation Commission approved a $267,138 fee-in-lieu of the dedication of the public parkland and a parkland development fee in amount of $229,648 to enhance parks regionally located in proximity to the development.
Staff Recommendation
The Final Plat meets the minimum state and local requirements, and Staff recommends approval.
