Summary
The subject property consists of approximately 250.36 acres, generally located east of Hodde Lane, east and south of the Rowe Lane Estates Subdivision, and east of the Ridge at Blackhawk Phase 1 Subdivision. The property lies within the City of Pflugerville’s ETJ, is not zoned, and is subject to the Lakeside MUD 5 Development Agreement (as amended). The preliminary plan establishes a single-family residential subdivision containing 669 lots in total, including 634 lots for single-family residential use, one lot for a community recreation center, one lot for community service, and 33 lots for open space and easements. The plan dedicates 44.15 acres for right-of-way, with Speidel Drive extending through the development and connecting to County Road 198. A subdivision variance was approved to not extend Gate Dancer Lane into the subdivision; access at this location will be restricted to fire and emergency vehicles only, and the variance may be reconsidered at the time of annexation of Lakeside MUD 5. The project dedicates a total of 58.20 acres of parkland. Tree mitigation will be required prior to any tree being removed. If a tree will be retained, the tree protection standards will be required.
