Analysis
A Replat is an adjustment or further division of an existing subdivision. In this case, the proposed Replat is intended to divide 6 existing duplex lots into 12 single-family lots. The Texas Local Government Code requires notification to be made to property owners within 200 feet of the proposed Replat area and offer an opportunity for public comment.
 
The property included in the Replat is located south of Portchester Castle Path at its intersection with Mammoth Cave Blvd. The property does not currently have homes on it, but is currently platted as 6 duplex lots (single-family attached structures on one lot), as prescribed by the Highland Park ALUR. The proposed Replat will divide the existing lots in half to allow the land to be individually sold with the future house. The request will not remove or amend any covenants or restrictions and is not intended to change the appearance of the future homes.
INFRASTRUCTURE IMPACTS:  
 
Transportation:              The proposed subdivision will obtain vehicle access from Portchester Castle Path and Mammoth Cave Blvd.
 
Traffic Impact:              The proposed subdivision will not have further impact to the road infrastructure.
Water and Sewer:      Water and wastewater will continue to be provided by the City of Pflugerville.
 
Parks:                  No parkland is proposed with this Replat.
