Title

Approving a Final Plat for Lifestyle Communities Phase 2, a 17.564-acre tract of land out of the Thomas G. Stuart Survey No. 6, Abstract No. 689, Travis County, Texas (FP2025-000504)

 

Summary

The Final Plat proposes the creation of one lot, with 1.248-acres dedicated for right-of-way. This plat represents Phase 2 of the Lifestyle Communities Preliminary Plan, which was approved on May 9, 2023. Right-of-way (ROW) dedication is included for the extension of Abbeyglen Castle Drive. The associated ROW fees were calculated as part of the Traffic Impact Analysis (TIA) during the Preliminary Plan review process. Water and wastewater service will be provided by the City of Pflugerville. Extensions of public utility lines necessary to serve all lots were addressed and approved as part of the Preliminary Plan. Based on 16.31 acres and a total of 229 dwelling units, the required parkland dedication is 3.02 acres. The fee in lieu of parkland dedication is $131,673.17, and the park development fee totals $113,584.00. Tree mitigation will be required prior to the removal of any protected trees. The approved fee in lieu of mitigation, as identified in the Preliminary Plan, is $26,400.

 

Staff Recommendation

The Final Plat meets all applicable state and local requirements. Staff recommends approval on the condition that the Right-of-Way be dedicated, prior to recordation of the plat.
