Summary
The proposed plat consists of 27 single-family residential lotsand an extension of Star Gazer Way. The final plat area was included in in the Spring Trails Revised Preliminary Plan, approved in August 2010.
The Subdivision Variance is required in order for the Final Plat to move forward before construction of public infrastructure, which is currently underway, is approved. The applicant has proivded reduced fiscal security in the amount of 110% of the cost of all outstanding construction items.
Staff Recommendation
The final plat meets the minimum requirements and staff recommends approval of the Spring Trails Phase 9 final plat.
