Title

Accepting a Gift Deed for a 0.36-acre tract of land located in Lot 6, Block 3, Stone Hill Town Center in the City of Pflugerville, Travis County, Texas in order to facilitate future intersection improvements on Town Center Drive at Limestone Commercial Drive.

 

Summary

City staff approached the developer of Stone Hill Town Center, NewQuest Properties, about the congestion concerns associated with this intersection and opportunities to work together to improve it. Traffic counts have been collected and indicate that the intersection warrants a traffic signal. The purpose of the additional right of way is to accommodate the traffic signal and a dedicated right turn for incoming traffic from FM 685 to Limestone Commercial Drive.

 

Status

The process to initiate signal design will be commissioned in the next 60 days with a  Request for Qualifications (RFQ) for multiple signal locations. Staff is preparing a presentation for the November 10th City Council meeting to review the conceptual scope of improvements to address congestion in this area.  Signal improvements at this location are anticipated to occur at the time of road improvements to mitigate congestion issues.  Signal and road construction along with roadway design are not funded at this time.

 

Deadline for City Council Action

There is no deadline for action on this item.  Staff is requesting approval at this time in order for NewQuest to complete a related lease transaction. An In-N-Out Burger location is proposed on the vacant tract between Jos A Bank and Andy's Frozen Custard. All needed permits have been approved.

 

Fiscal Impact

There is no fiscal impact associated with the approval of this item.
