Title
Authorizing the City Manager to execute a warranty deed accepting the conveyance of real property to the City of Pflugerville which will be dedicated as public parkland per the Springbrook Apartments Phase 2 Final Plat.
 
Summary
Per the Unified Development Code, Subchapter 14. Parkland Standards, one acre of parkland must be dedicated for every 50 proposed residential units, or fraction thereof.  On June 20, 2013, the Parks and Recreation Commission recommended approval of the acceptance of parkland for the subject site to address the public parkland requirement for Springbrook Apartments Phase 1 of the development.  The deed is anticipated to be recorded in conjunction with the final plats.  The legal description, upon recordation of the final plats, for the proposed parkland site will be Lot 2 of the Springbrook Apartments Phase 2 Subdivision.
 
The Commission also recommended approval of the alternative compliance, to be addressed by fee in-lieu, for parkland dedication for Phase 2.  The fee in-lieu request has been listed as a separate agenda item for Council's consideration.
