Title
Discuss and consider action to approve Change Order Number Three for the Pflugerville Community Library Expansion and Renovation Project in the amount of $22,018.65 and authorizing the City Manager to execute the same.

Summary
This third, and final, Change Order considers Request for Proposals (RFP) 037 - 070. The costs associated with this change order concern the renovation phase of the project, in which 25 of the RFPs were generally of minor scope and expense and were attributed to the project contingency of $50,000. A balance of $102.35 remains and is credited to the City.

A total of thirty-three Requests for Proposal (RFPs) were approved, in which 8 of the RFPs are accumulated in Change Order Number Three as additional costs. RFP: 039 was not used. If approved, the new contract amount will be $4,455,016.76, representing a 10.3 percent increase to the original construction contract.

For Change Order Number Three, an itemized summary of the costs associated with the change order is attached, as is an explanation of the circumstances that contributed to the need to include it in the project. Collaborative efforts of the project team and the owners' project representative minimized the expense associated with each of the items to insure costs and warrants were justified.

Status
The project is substantially complete as of April 11, 2013 ahead of the April 13 contractual completion date. The library is closed April 14-19 to complete the installation of furniture, fixtures and equipment and will reopen to the public on Saturday, April 20th. The community is invited to participate in a grand opening celebration on Saturday, June 8th at 11 am at 1008 W. Pfluger Street.

Prior City Council Action
The construction contract was awarded to Lee Lewis Construction on December 9, 2011 in the amount of $4,038,740. Change Order Number One for $236,695.91 was approved by the City Council on July 24, 2012, and Change Order Number Two for $157,562.20 was approved ...
