MAIN ST.; TO BE KNOWN AS THE STEIN & STEM SPECIFIC USE PERMIT (SUP1207-01), AND PROVIDING AN EFFECTIVE DATE.

Summary
The property located at 111 E. Main St. consists of Lots 14 & 15, Block 1 of the Pflugerville Subdivision, which is currently occupied by the European-Bistro restaurant and an adjoining concrete lot to the west. The applicant has proposed to replace the existing restaurant with a professional office in the front of the building and a wine bar in the remainder. Located within the Central Business District, a Bar/Tavern is only permitted if a Specific Use Permit (SUP) is approved. The professional office will have normal daytime office hours, while the bar/tavern is proposed to open around 4 pm. The existing entrance will be used by the professional office and a new entrance will be installed on the west side of the building for the bar/tavern. Access to the side entrance will be from the adjoining lot which will become a new outdoor patio/biergarten. Two new parking spaces will be established off of the alley, and on-street parking exists in front of the site and along Main St. No new signage has been proposed at this time. Structural modifications include adding a new door along the west side of the building to create a separate entrance for the bar/tavern and the installation of a demising wall inside the building to separate the bar/tavern from the office use.
