Title

Discuss and consider an application for a Sign Waiver Request to increase the maximum allowable sign height for a commercial development located at 2400 Terrell Lane just South of the Stone Hill Commercial Development.

 

Summary

Pursuant to Chapter 154.800 of the Pflugerville Code of Ordinances Title XV, the Planning and Zoning Commission may consider proposed variances to the development standards and requirements within Chapter 154: Signs. Consideration of variances to Chapter 154, allow for deviations from the sign requirements to achieve more flexibility of the site, while still adhering to the intent of the sign requirements found in Chapter 154.

This request is for Hobby Lobby located at 2400 Terrell Lane. This a one lot subdivision zoned Urban Level:4 (CL4) with frontage on Terrell Lane. The applicant is proposing a 23'10" tall monument sign for Hobby Lobby. The location of the sign on the lot is well below the grade of the existing street Town Center Drive in the Stone Hill Shopping Center. The sign is proposed at the current height so that it will sit approximately eight feet above finish grade of Town Center Drive and provide visibility from FM 685. The applicant is requesting a variance to Chapter 154.304(C) to increase the height from 8' to 23'10".

 

Staff Recommendation

Staff recommends approval of the monument sign at a of height 23'10", to be located in the front of the building, along the public frontage of Terrell Lane. The size and location of the signs allows for the appropriate notice of the business, promotes economic development  and accommodates the topography of the area.
