Accepting alternative compliance by fee in-lieu of parkland dedication for the Springbrook Apartments Phase 2 Final Plat.
Summary
Per the Unified Development Code, Subchapter 14. Parkland Standards, one acre of parkland must be dedicated for every 50 proposed residential units, or fraction thereof.
On June 20, 2013, the Parks and Recreation Commission recommended approval of the acceptance of Lot 2 of the Springbrook Apartments Phase 2 Final Plat for parkland dedication. However, the proposed parkland of 5.52 acres will only satisfy the parkland dedication for Springbrook Apartments Phase 1. In conjunction with the conveyance of the 5.52-acre lot for public parkland, the Commission also recommended the remainder to be paid as a fee in-lieu of parkland dedication established at the current rate of $250 per multi-family dwelling unit to be paid at Site Development of Phase 2. It is anticipated that the developer will construct and install the park improvements at the same time Phase 2 Lot 1 is developed.
