Approving a change order in the amount of $353,256 for 1849 Park Phase 2 with G. Hyatt Construction, Inc., and authorizing the City Manager to execute the same.

Summary
This item requests approval of a change order with G. Hyatt Construction, Inc. in the amount of $353,256 and an extension of 48 contract days. The change order reflects scope adjustments required by Oncor.

The scope adjustments include modification of the primary electrical conduit run, approximately 1,000 linear feet, from the existing transformer near the football fields to the new transformer pad under construction near the baseball fields, along with the installation of an additional 2,353 linear feet of primary underground electrical conduit. This new conduit run, as required by Oncor, will create a loop within 1849 Park. A looped circuit improves system reliability by providing redundant power pathways, reducing the likelihood of outages, and allowing maintenance or repairs to occur without disrupting service to the entire park. The change order also includes the necessary conduit, excavation, bedding material and backfill, boring, junction boxes, an electrical riser, fine grading, and seeding.

These changes have been evaluated for their impact on the project schedule, budget, and overall feasibility. Approval of this change order will increase the construction contract total to $9,535,563, reflecting a 3.8% increase to the previously approved contract amount.

Once the new electrical line has been installed, staff will bring forward an easement request for City Council consideration to formalize Oncor’s access and maintenance rights.

With the added contract extension, substantial completion is now scheduled for December 22, 2025, with final completion on January 21, 2026.

The overall construction budget, which includes contingency for unforeseen conditions, is adequate to accommodate this adjustment without the need for additional funding.
