Summary
NewQuest Properties, developer of the Stone Hill Town Center at the southwest corner of SH 45 and SH 130, is requesting consideration of an amendment to their development agreement to replace a single tenant pylon sign with a larger multi-tenant sign. The request is a result of the developer's efforts to secure tenants for the parcel northwest of the detention pond next to Firestone. The developer is proposing a 24-foot tall multi-tenant sign as a result of prospective tenants who are requesting free-standing signage.
The location and graphic of the proposed sign are depicted in exhibits with the attached proposed agreement.
Prior City Council Action
Related to signage allowances in SHTC, the Third Amendment was approved by the City Council on August 23, 2011.
Deadline for City Council Action
Action is requested on 6/23/2015 to secure prospective tenants.

There is no fiscal impact associated with this item.
Staff Recommendation
Pylon signs of any type are not permitted in the City's Sign Code, but given the context within the development of the subject lot being located away from the frontage roads, the contrasting elevations, and consistency of the request with previously approved amendments, staff recommends approval.
