Title

Conduct a Public Hearing and approve an application for the Replat of Lots 1, 2 & 3, Block H Wrenbar Addition Subdivision out of the Alexander Walters Survey, Abstract 1791, in Pflugerville, TX in order to create 2 lots on approximately 0.533 acres, to be known as the 205 E Hoopes Ave Replat (RP2026-000270)

Summary

Location:

The property is located along the south side of E Hoopes Ave, at the eastern terminus of the road.

Zoning:

The property is zoned Single Family - Suburban (SF-S).

Analysis:

The Wrenbar Addition subdivision was established in 1909 and contained 114 lots. The proposed replat is intended to resubdivide Block H Lots 1, 2, & 3 to create lots 1A and 2A. Lots 2 and 3 currently have a structure built on the lots that was built over the lot line. To cure the encroachment and not create a nonconformity, the property owner is replating all three lots.  Lot 2 will be divided between lots 1 and 3 to add area to both lots.

Transportation:

The newly created lots will still have access to the local street, E Hoopes Ave. No right-of-way dedication is needed for E Hoopes Ave.

utilities:

Water and wastewater service is provided by the City of Pflugerville. No utility extensions are required.

NOTIFICATION:

Notification was published in the newspaper and sent to property owners within 200ft in accordance with state law.

Staff Recommendation

The Replat meets the minimum state and local requirements and staff recommends approval.
