Summary
The subject tract consists of one parcel being a 5.927-acre tract situated in the William Caldwell Survey No. 66. The subject tract was annexed into the city April 23, 2027 (ORD880-07-04-24). The property was rezoned to Urban Center Level 5 District October 9, 2007 (913-07-10-090). The subject tract has never been platted.

The lot is currently vacant. The applicant is seeking to rezone the subject lot to the Campus Industrial (CI) zoning district. It is anticipated that if rezoned, the subject property will be an extension of the industrial development currently under review for the property adjacent to east. Rezoning to CI would therefore allow for consistency and uniformity throughout the development.

Proposed District:
The applicant is proposing to rezone the property from Urban Center Level 5 (CL5) and Campus Industrial (CI). According to the UDC, PUDs are intended to encourage unique, well planned comprehensive developments, which allow varied standards by both the City and the developer to improve upon the development design or enable a unique development that would not otherwise be accommodated through straight zoning.
