Summary
The property is a triangular shaped tract located along the north side of Pfennig Ln., generally northeast of the Pfennig Ln and Swenson Farms Blvd intersection. Existing single family developments are located to the west, southeast, and northeast. Pfennig Park is located south of the development, along the south side of Pfennig Ln. The proposed development will consist of 83 single family detached lots, 2 landscape lots, 1 open space lot, and 1 amenity center lot. The property is zoned Single Family Mixed Use (SF-MU) District and the detached lots meet the minimum lot size requirements of the zoning district. FEMA floodplain currently encroaches into the southwest corner of the development, and is proposed within a temporary drainage easement until such time that a FEMA Letter of Map Revision based on Fill (LOMR-F) is approved, which will consolidate the floodplain into the drainage easement identified on Lot 6, Block A. Access into the development will be from Legacy Drive, which will intersect with Pfennig Ln and will be the entrance into the neighborhood. Three additional public streets with sidewalk,s and additional pedestrian connections will provide circulation throughout the development. Water and wastewater utlities will be provided by City of Pflugerville. Based on the 83 single family lots, the development requires 1.6 acres of parkland to be dedicated. With Pfennig Park, a community level park, located directly south of the subject subdivision, the parkland fee in lieu option was approved by the Parks and Recreation Director and both the fee in lieu and the park development fees have been paid.
