Approving a Preliminary Plan for Living Spaces Subdivision; a four lot subdivision consisting of 69.078 acres of land situated in the Peter Conrad Survey No. 17, Abstract No. 200, in Pflugerville, Travis County, Texas. (PP1611-01)

 

Summary

The proposed subdivision is generally located north of New Meister Ln., west of N. Heatherwilde Blvd., east of Meister Ln., and south of SH 45 within the city limits.  The property is zoned Corridor Urban Level 4 (CL4) with Lot 1 of the proposed subdivision governed by the Living Spaces Specific Use Permit (Ordinance No. 1292-17-01-10).

 

The Preliminary Plan includes four, relatively large lots with frontage along New Meister Lane, N. Heatherwilde Blvd. and N. SH 45, eastbound service road. A TIA was reviewed and administratively approved through the Preliminary Plan review process, whereby traffic impacts of the proposed development on nearby intersections were assessed. In accordance with state law and local requirements, the developer is responsible for the cost of improvements roughly proportional to the traffic impacts generated by the development and will pay their pro-rata share.

 

Staff Recommendation

The proposed Preliminary Plan satisfies all state and local requirements, therefore staff recommends approval of the Preliminary Plan.
