Discuss and consider action to approve a First Amendment to the Chapter 380 Economic Development Agreement between the City of Pflugerville, Texas and Living Spaces Furniture, LLC.
Summary
Living Spaces Furniture is in the process of developing their first location in Texas at the southwest corner of Heatherwilde Blvd. and SH 45. The fulfillment center component, originally slated for 500,000 square feet, is being phased in which only 380,000 square feet will be constructed at this time. The site and building are planned and designed in anticipation of the remaining square footage to be constructed in the future. The retail component is unchanged, in which Living Spaces will have a 150,000 square foot retail store with a restaurant as well as 3 pad sites for future development.
Status
The project entitlement process is ongoing but Living Spaces has secured preliminary and final plats, and is nearly complete with the site development plan review process. The City Council discussed the item in executive session on May 9, 2017.

The original agreement was approved by the City Council on September 22, 2016.

There is no deadline for action.
Projected Future City Council Action
No additional action would be required.
Fiscal Impact
The phasing of the building is not anticipated to be detrimental to the economic benefit anticipated from the project.
