Discussion regarding existing building setbacks, building height setbacks, and bufferyards associated with non-residential and multi-family adjacent to single-family zoning in the Unified Development Code (UDC).
Summary
City Council directed to staff to evaluate the exising building setbacks for new non-residential development adjacent to single-family zoning. Staff is requesting feedback from the Planning and Zoning Commission regarding the feasibility and appropriateness of the existing compatibility requirements.
Generally, each zoning district has a set development regulations establishing building setbacks, building height setbacks, and bufferyard widths for single-family adjacency. The more intense the zoning district when adjacent to single-family is, the greater the setback. In the non-residential zoning districts, the building setbacks when adjacent to single-family zoning start at 20 feet, which equates to the rear setback for single-family.
