Summary
The proposed subdivision is located in the City’s Extraterritorial Jurisdiction (ETJ), generally east of Weiss Lane and north of Jesse Bohls Road. The proposed subdivision is located within Travis County Municipal Utility District (MUD) No. 17. The Sorento development is governed by a development agreement, with subsequent amendments, and established with the consent of Travis County Municipal Utility District (MUD) No. 17. The final plat is generally located at the southeast end of the Sorento development and includes 151 single-family lots, 8 private open space lots that will be owned/maintained by the HOA, and 2 public parkland lots that will be owned/maintained by Travis County Municipal Utility District (MUD) No. 17. The residential lot dimensions and overall configuration meet minimum standards established per the development agreement and the approved preliminary plan. The Sorento preliminary plan identified approximately 32 acres of land to be dedicated towards public parkland. Sorento Phase 6 includes 15.92 acres of public parkland which will be dedicated with this plat and maintained by Travis County Municipal Utility District (MUD) No. 17. A connection to Jesse Bohls will be established by this plat and access to Weiss Lane will be provided with the current construction of Marcello Drive and Aventura Avenue in Phase 5. The future extension of Bassano Avenue will be completed with Phase 7. A total of 12 public streets are included within Phase 6 and will provide access to all lots within this plat. Streets within this subdivision will be maintained by Travis County. The City of Pflugerville will provide retail water and wastewater service within the subdivision.
