Summary

The property is generally located in the Pflugerville ETJ at the southern border of the City of Hutto ETJ at the southwest corner of the Priem Lane and Frankie Lane intersection. Zoning not applicable in the ETJ. The final plat proposes to establish two non-residential lots. Right of way dedication is not required. Water service will be provided by Manville WSC and OSSF are being reviewed by the City Engineer (if denied, the Final Plat will require a preliminary plan for wastewater extensions). Parkland dedication not required for non-residential lots. Tree mitigation will be required prior to any tree being removed.

 

Staff Recommendation

The final plat requires revision and therefore subject to HB 3167, Staff recommends statutory disapproval of the final plat.
