Summary
The Vine Creek Subdivision is located Northwest of the Cele Road and Melber Lane intersection in the City of Pflugerville. This license agreement grants the Vine Creek property owner the right to use 1.571 acres out of adjacent City owned right-of-way along Cele Road, Landmark Drive, and Melber Lane for landscaping and irrigation improvements associated with the proposed development. Per City code criteria, the Vine Creek development will be installing street trees and other landscape and irrigation improvements within private landscape lots adjacent to the City right-of-way. Due to narrow landscape lot width in certain areas, and a desire to enhance visual interest and pedestrian experience, the developer desires to include meandering sidewalk and extended shrub beds as well as turf grass with extended irrigation within certain areas of the City right-of-way as outlined in the agreement. The agreement outlines that it will be the owner’s responsibility to maintain as well as repair or relocate the improvements if needed.
The proposed improvements will not conflict with ultimate build out and widening of Cele Road and have been verified to be located outside of the future paving areas.
